About

A New York title company built as infrastructure

Not a brochure with a phone number. A platform you can order through, search through, upload to and track a file in — backed by examiners who work these eight counties every day.

What we do

Viking Abstract provides title insurance, abstract and search, municipal search verification, escrow and settlement, recording and related transaction services across Nassau, Suffolk, all five boroughs of New York City, and Westchester.

The work is the same everywhere: find out what is actually true about a property's title, figure out what has to be resolved before it can transfer cleanly, resolve it, close, record, and issue the policy. What differs is how well it is done and how quickly you learn about the problem.

How we work

Three commitments shape everything else.

Exceptions come back analyzed. A list of what is wrong with a property is a starting point, not a deliverable. When we send you a commitment, the exceptions have a clearance path attached and, where documents are needed, we have already started asking for them.

You can reach the examiner. Not a queue, not a ticket. The senior examiner on your file, by phone, on the day it matters.

Local practice is not a detail. Suffolk uses district/section/block/lot. Richmond County is not on ACRIS. Westchester records through PREP. The East End of Suffolk has a transfer tax that exists nowhere else in the state. Knowing these things is most of the job.

Coverage

Eight counties, four recording systems, and municipal search sourcing across dozens of towns and villages.

Security and compliance

A title company holds other people's money and other people's documents. That shapes how this site is built:

  • Documents move through encrypted upload into the transaction record — never as ordinary email attachments.
  • Uploads, downloads and permission changes are logged.
  • Notification emails contain no confidential transaction detail.
  • We do not send changed wire instructions by email, ever, and we tell every client to verify by phone before moving funds.
  • Public marketing content and the transaction environment are kept logically separate.

Underwriters and licensing

Title insurance premiums in New York are filed with the Department of Financial Services. Our underwriter relationships, licensing information and applicable disclosures are set out on the Licensing & Underwriter Disclosures page.

Careers

We are interested in examiners, closers and coordinators who know New York practice and would rather solve a title problem than pass it along. Get in touch through the contact form and select Careers.
