What you get from Viking Abstract
The closing process, start to finish
Contract
Signed contract goes to your attorney, who orders title.
Search
We examine the property's record history and municipal status.
Clear
Anything found gets resolved — liens paid, permits closed, estates cleared.
Closing
You sign, funds move, and the deed and mortgage are recorded.
Policy
Your title policy and recorded documents arrive as one package.
Before you wire any money
Viking Abstract will never send you new or changed wire instructions by email. Before transferring any funds, call our office at 1-844-7VIKING (1-844-784-5464) using a number you already have — never a number contained in an email — and verify the instructions with a person you have spoken with before.
Estimate your costs
Two tools that answer the questions people ask us most often — what the monthly payment looks like, and what the transfer taxes and recording fees will add at closing.
Mortgage Calculator
Principal, interest, taxes, insurance and PMI, with the full amortization schedule.
OpenTransfer Tax Estimator
State, NYC, mansion tax and Peconic Bay CPF where they apply.
OpenQuestions we get from buyers & sellers
Do I really need an owner's title policy?
Your lender will require a loan policy that protects the lender, not you. An owner's policy is the only thing that protects your equity against a defect in the property's past, and it is bought once at closing. Your attorney can advise on your specific situation.
How long does a title search take?
It varies by county and by what the search turns up. A clean file in a fast county moves quickly; an estate, an open permit or a surviving lien adds time. We give you a realistic date rather than an optimistic one.
What are my closing costs going to be?
Transfer taxes, recording fees, title premium, and your lender's and attorney's charges. The calculators on this site estimate the government portion. For a full estimate, ask your attorney or call us.
Someone emailed me new wire instructions. What do I do?
Do not send the money. Call our office at the number on this site — not any number in the email — and verify with a person you have spoken with before. Changed wire instructions arriving by email are the single most common fraud in a real estate closing.
