Settlement statement
Build an ALTA-style settlement statement for any of the eight counties we serve. Transfer, mansion, Peconic, mortgage recording and CEMA taxes calculate automatically, payoffs carry per-diem interest to the closing date, and every figure is editable. Print it or save it as a PDF on Viking Abstract letterhead.
File & Property
Step 1With a CEMA the mortgage recording tax falls on the new money only. Weigh the saving against the assignment fee, the CEMA preparation fee and the lender's charge before recommending one.
Prepared By
Your detailsWhoever prepares the statement. These details print under the buyer's signature line, separately from the Viking Abstract block in the footer, so it is clear who prepared it and who to call about it.
Kept in this browser only, on this machine. Nothing is sent to Viking Abstract or to any server, and clearing the worksheet leaves them in place so you don't retype them on the next file. Don't tick this on a shared or public computer.

Owner's and loan policy premiums are rate-manual figures promulgated through TIRSA and vary with reissue and simultaneous-issue credits. Call the order desk at 1-844-7VIKING for a quote and enter it here — a premium guessed by software is worse than a premium looked up.

Adjustments & Prorations
Day-of-closePresets load the tax year used in the selected county. The seller is charged through the day before closing unless you change the convention above.
Payoffs & Liens
Per-diem to closingEnter the balance and either the note rate or the payoff letter's per-diem. Interest runs from the good-through date to the closing date. A letter that expires more than 30 days before closing is flagged.
Seller Withholding
Off by defaultWithheld at closing and remitted with Forms 8288 and 8288-A. A withholding certificate can reduce or eliminate it — confirm with the seller's counsel before applying the statutory rate.
Paid at recording with Form IT-2663. Computed on the estimated gain, not on the sale price.
Other Charges & Credits
A credit moves money between the parties — a seller concession debits the seller and credits the buyer. A charge debits one side only.
